Moorse Creek Grazing Association is one of the larger parcels left in the Madison Valley still being used for high mountain cattle grazing in the summer. This beautiful mountain acreage is widely varied in terrain, has water rights that feeds an excellent tank system, and you can absolutely lose yourself in massive mountain views without a house in site. Located just west of Ennis, Montana, there are multiple access points and roads leading to Cow Camp, spring water sources and working corrals and chutes.
This ranch is comprised of 4,360± deeded acres and an additional 999± acre BLM lease. There are 9 water rights, which will convey at closing and one half of any owned mineral rights will also convey.
The Conservation Easement, with Montana Land Reliance, will still allow 3 home sites and two parcels (at least 640 acre minimum) may be sold off. The easement does not allow any public access. Subsurface mining is allowed but no commercial nor harvesting of timber is allowed as per the easement.
